Almost everything written about Dholera is written by someone who wants to sell you land there. This site is not. We rank the builders, the projects and the areas on facts you can look up yourself in a few minutes, we say plainly when something is only a plan, and we tell you what to check before you pay anyone.
How to read this site. Every number here traces to a named source such as the Gujarat property regulator, the Dholera development authority, the national corridor agency, the Central Electricity Authority or a dated Google rating. Nobody pays us to appear on a list, and we never sell land.
Six guides that answer the questions we get asked first. Each one takes about ten minutes and ends with the checks you should run yourself.
Rankings built straight from two official datasets: the Census of India 2011 village directory for the 72 villages in and around Dholera, and the Gujarat stamp office rate book for the same area. Every list is sorted on a named column of a published file, and every village beside the notified boundary that is not inside it has its own record.
Ordered on things anyone can verify: a real Google rating and how many reviews sit behind it, how long the company has been working, and how many projects it actually discloses. There is no official number one and we do not invent one.
A plot is worth what its surroundings make it worth, so it helps to know what is already built nearby and how far away it really is.
