What to check before you buy here

Four checks, in the order that saves you the most time, and the first one is the one this page exists for.

  1. Confirm the boundary. This village is not on the development authority's 22 village list. If a listing describes land here as being in Dholera SIR, that description is wrong before you get to any other question. Ask to see the village named on the authority's own boundary notification.
  2. Get the survey number. Then find it in the rate table above. The state itself priced land in this village across a range, and the survey number is what decides where in that range a plot sits.
  3. Check the land class. Grazing land, called gauchar, cannot be sold by a private seller. Barren and uncultivable land is cheap for reasons that do not go away. Both are in the land table above at the village level, and both need checking at the plot level on the 7/12 record.
  4. Check the registration. If it is a plotted development, it needs a GUJRERA number you can look up on gujrera.gujarat.gov.in. A claim of being registered with no number is not a registration.
